Do Lenders Really Mistreat Foreclosure Victims?

The question of whether lenders mistreat foreclosure victims has two sides and both are based on historical fact. The lenders' side is homeowners are financially irresponsible and are breaking a legal contract with the lender. The homeowners' perception of the foreclosure is that the lender is unresponsive to their need for help and wants to steal their home. Ironically, any or all of these accusations can be true at the same time.

The lender makes money from a couple of sources when they give mortgages or deeds of trust to homeowners to finance a home purchase. The most obvious is the interest charged on the loan. The lender makes the difference between the borrowed cost of money and the final interest rate charged the homeowner. Lenders borrow money from its savings account holders and the Federal Reserve. The lenders also make money from the closing points charged the borrower, which can be equivalent to many monthly mortgage payments. Since the average homeowner owns a home for about five years, the lenders get these closing costs (points) over and over from the same borrower. Other income comes from the sale of the lender's foreclosed properties called REO's (Real Estate Owned). Yes, banks can and do make money on foreclosures. It is not a calculated part of their income stream but it does happen particularly when the lender plans it by taking equity-rich properties back from homeowners.

The homeowners' perception may also be correct because the lender is often unresponsive or not supportive because it is one of tens of thousands the lender has to deal with at any given time. The lender's loan mitigation officer may have hundreds of files working at one time and is often unreceptive to calls from homeowners. A very few lenders have developed departments with field personnel to visit the homeowners and show them solutions. The lender gets an appraisal or BPO (Broker's Price Opinion) as soon as the loan is delinquent by a few weeks. This estimated fair market value of their home is used to determine whether the lender can get the remaining loan balance back from the sale of the property. This estimated resale value has to affect how the borrower will be treated, either with an aggressive attitude to get the property back and get the home's equity by offering a "Deed in Lieu of Foreclosure", or with a different legal approach to have the homeowner keep the problem property.

Lenders use strictly a financial determination to resolve the problem of the foreclosure because it is in their best interests. This cut-and-dry decision often results in the homeowner getting minimal help from the lender. Homeowners can simultaneously be correct in their perceptions because the lender may want their property for its equity and homeowners only see that the loss mitigation representative is unresponsive to their phone calls. The best solution is for the homeowner to steer the foreclosure process and understand his rights without possible biased help from the lender.

Using a "Deed in Lieu of" to Stop a Foreclosure

Recently lenders have been taking deeds in lieu of foreclosure from homeowners to resolve foreclosures. The lender simply accepts a deed in exchange for forgiving the homeowner of his mortgage or deed of trust loan.

Let's look more closely and see the ramifications of this legal transaction. It usually starts after the homeowner has fallen behind on his loan payments and is considering foreclosure, or he has already been served with a "default notice". Time is against the homeowner because the lender will or already has started foreclosure proceedings. The homeowner is being bombarded by outside information sources because his foreclosure has become a part of the public record or he is getting information from well-meaning but uninformed people.

As soon as the homeowner notifies the lender of his impending problem or his loan is delinquent, the lender orders an appraisal or BPO (Broker's Price Opinion) to determine its market value. The lender now knows if he can make money on the property if he takes it back at a foreclosure auction. The lender's decision will be strictly financially motivated from this point forward. The risk of taking the property by foreclosure includes the higher legal costs, an extended loss of interest on the loan, real estate market risk, realtors®' commissions, and any other open liens on the property that can't be extinguished at the auction. The lender now factors in the minimal cost and shorter time required to get the home by taking a deed from the homeowner but in lieu of continuing the foreclosure. If the appraisal comes back with a value of 80% or less of the loan balance due, the lender would be irresponsible to take the deed and would continue the foreclosure. The other determining factor is whether there are other liens against the property such as a second mortgage or mechanics liens. Sometimes these liens can be larger than the first mortgage and the lender will not accept the property with these liens still attached to it.

If the lender agrees to accept a deed in lieu of foreclosure, it is not completely over for the homeowner. The lender will submit an Acceptance Agreement that the homeowner must sign as well as a new deed. The terms of this agreement may stipulate that if the lender sells or transfers the property for less than what is owed on the loan (including all penalties, interest, and attorneys' fees), the guarantor of the loan will owe the lender this difference. This deficiency amount can then be granted by the courts as a deficiency judgment against the loan guarantor.

So is the "Deed in Lieu of" an ideal solution for a homeowner in foreclosure? Not unless the terms of the Acceptance Agreement release the guarantor from future liability (deficiency judgment). Another option is to sell the property at a break-even point and repay the loan then his credit report won't be negatively impacted by the lender's reporting a loan write-off as with the deed exchange.

SHORT SALE RICHES

I have done many short sale in the past 15 years and have faced rejection from lenders and homeowners 20-30% of the time. Does rejection bother me? Not in the least and I love it, since It provides more information so that I can improve my negotiation skills As with any sales tactic, I am playing a numbers game and there is no game better than the short sale game which can make you wealthy beyond your dreams.

Most agents, investors or even lenders do not know how a short sale works or how to negotiate a short sale successfully There are no seminars, Gurus or get rich quick schemes in the short sale industry and do not let anyone fool you. Short sale transactions are learned with experience and there in no one way of doing it. Each short transaction is a separate animal on its own with separate investors and numbers. There are very few investors who truly know how to successfully negotiate a short sale. Most investors have the perception that all that is necessary is to submit an offer and wait for the bank to give you an answer. If all goes well the offer will be accepted but in many cases it's not that simple. That's why a strategic plan is necessary before you even begin a short sale. You must set up a plan to persuading the lender to agree with your offer.

There are 2 key steps that will ensure success when negotiating a short sale with lenders:

1st. Evaluate all the numbers that the owner give you, such as the total amount of the 1st, 2nd or even 3rd trust deeds and determine if you indeed have a short sale opportunity on your hands. Obviously, if the total balance of all liens is greater that the "as is market value" of the property than you may have a candidate. The next step would be to qualify the homeowner to determine if they are truly in financial hardship and most homeowners are, especially if they are behind on their payments.. Many rookie investors are under the misconception that every homeowner facing foreclosure is a good short sale candidate. Not all deals are good short sale opportunities. You must know the difference between a good and a bad deal.

2nd Don't take no for an answer. If the lender says no you must ask yourself why? Lenders do not make decisions based on emotion, unlike most homeowners, their only concern is to negotiate and get the highest price on their investment and trust me, they will say no to offers dozens of times. When the end approaches and the property is scheduled to sale at auction, they may very well say yes to your offer. I personally expect to get a no on my first offer and second counteroffer before we get down to the real serious numbers in purchasing any given property.

Here is an deal which I recently purchased that I would like to share with you, the property was located in Los Angeles:

I got a call from an owner in distress on one of my advertisements. This owner was behind 3 months and a notice of default had already been filed. He had a 1st loan amount of $585,000 and 2nd loan amount of $95,000 the property was worth $620,000 in it's as is condition. I immediately had him sign an "authorization to release" and contacted the 1st lender within 2 days and asked them to send a short sale package, which they did. Long story short, my initial offer for the 1st and 2nd combined since one lender held both was $480,000. They send out their broker for a BPO or "brokers price opinion" which came in at $600,000 they countered me $580,000 back and forth some more and the final purchase price was negotiated to $495,000. I sold the property within 30 days for $605,000 netting $580,000 after commissions and closing costs. Net profit from this one deal was $70,000. Not bad for 3 months work.

This would have never happened if I accepted no from the bank. I must have received a "no" several times from the loss mitigator but I knew that if I was persistent and aggressively polite they would reconsider. Remember, the next time you are putting together a short sale offer, be prepared and take control of the deal. Never take NO for an answer. Be proactive not reactive. Don't just submit offers without having a game plan. Do yourself a favor and take advantage of the opportunity to make lots of money in an industry where great deals are hard to come by.

While a relatively new phenomenon, the use of US-based workers in geographically dispersed locations has allowed call centers to grow, and manage growth, while maintaining higher levels of customer satisfaction.

Through technology, these "bases" connect home-based agents across the country to their employers and clients.

What are they looking for? It's a mixture of personality, voice tone, and friendliness. If you're nervous about a voice audition, it's helpful to actually call a friend or two and actually practice the script with them on the phone. When you call for your audition, make sure that there is absolutely no background noise or interference with your call. (Make sure you disable your call waiting when you call...) Speak slowly and clearly, and make sure you have an actual smile on your face - that's something your callers will always hear on the phone.

When doing your interview, it's best to be alone in a very quiet part of your house - preferably the home office you plan to work out of. Background noise is one of the main reasons why many potential home workers do not get hired.

Most virtual call centers use telephone interviews that are either live or recorded and last between 10 and 20 minutes. It's natural to be nervous during this part of the process. This is where your personality should shine - and the best thing to remember your research, speak calmly and slowly, and be prepared for creative interview questions.

If a company is recruiting for an online drug store, they may ask you how you feel about weight loss products. If a client is a retail catalog, they may ask you specific questions about styles or brands. Make sure you've looked at their client list if available. Brush up on any industry experience that you may have highlighted in your resume, just in case they are screening for a similar client.

Once You've Been Screened: Sit Back, and Wait Patiently

The backlog for virtual call centers is tremendous - and it can usually take anywhere from a week to several months for them to call on you to work for a specific project. Next verbally call those caterers by phone or phone and email. Note how long the response took for a reply. This is itself can be very telling about the level of service that you may expect from the caterer. Explain your wishes, ask about the booking date and ask for general options.

If you like the responses and as well the general meal servings fall within both your choices and your chosen budget ask to meet with the caterer booking coordinator in person. Does Raw Food Make You Sexier?

I am often asked if a raw food diet makes for better sex or perhaps makes you sexier. And, because I have a Ph.D. in Human Sexuality and I advocate enhancing raw food, I should be in the position to answer that exciting, widely-asked question.

So let's satisfy your curiosity right away. Yes, you can have that fabulous, fulfilling sex life. And yes, being sexy is absolutely within your grasp. What does it take to make this happen?

Energy is definitely the essence of sexy.

Having great energy is vital to having great sex and being sexier. Being lethargic or sick does not make you sexy or give you the energy you need to have great sex. This is where diet and exercise come into play. Who is sexier, a person full of energy or one who is sick and tired?

Therefore, when I get the question, "Will eating raw food improve my sex life or make me sexy?" My answer is a definite, "maybe."

Eating a diet of mostly enhancing foods (raw, organic fresh fruits and veggies) will help create energy in your body and energy is one of the key factors to great sex. Also, eating mostly enhancing foods will help you eliminate fat and create a body that can add to your confidence, and help you feel sexier. But having great energy and a great body are just not enough. You need to feel comfortable in your body and have that great attitude. All three are equally important: attitude, confidence and energy.

Being sexy and having great sex starts from the inside of the body and works its way out. It develops in beliefs and moves into thoughts, attitudes, feelings, and finally shows up in behaviors.

Let's look at what I call ACEing your sex life: Attitude, Confidence and Energy.

Attitude

A great attitude toward life and a sex positive attitude are crucial for great sex that starts before and lasts long after the climax.

A powerful attitude includes a positive, fun disposition, an intense passion for living and an awareness of, a love for, and a connection to life. This type of attitude will continue in the bedroom and positively affect your sex life. And, who is sexier? A happy, positive person or someone who is miserable?

Genuine interest and passion are a must for great sex. Also, if you are genuinely interested, you will be more interesting. Again, who is sexier? Someone who is passionate and interested or someone who is boring and bored?

Along with a great attitude, sex positive thinking is essential for great sex. If you think sex is bad or wrong, you won't enjoy it. Neither will your partner and it certainly won't make you sexy. Think about it, who is sexier? Someone who thinks that sex is dirty and should be done under the covers with the lights out or someone who thoroughly enjoys it?

It is important to look at sex as positive and natural. This is a big step for most of us living in "sex negative societies." What's funny is that most of media, especially advertising, use sex appeal to sell TV shows, movies, books and almost all products. Yet, most of us are not inclined to admit that we like being sexually aroused, let alone arousing the sexual desire of another person or that we like sex period.

Having sexual desires is as natural as having an appetite for food or a thirst for water. Wanting to be sexually desired, to be sexy and to be sexual is also natural. Having sex with a great attitude about yourself, your partner and sex in general has the potential to make you sexier and your sex life sparkle.

You can develop a great sexy attitude by:

1. Looking for the best in everything that happens. Remember life is full of moments and we can choose to make them great. Ask yourself: "What could be great about this?" "What is the gift in this?" "What lesson can I learn from this and how can it help me be a better person?" When you continue to ask empowering questions, no matter how bad things may look, the answer will come. People who are optimistic, positive and joyful are sexy, negative people are not. Negativity does not make for great sex.

2. Developing empowering self-talk. Asking empowering questions and talking to yourself with love and respect is something that does not come naturally to most of us, and therefore, something you must consciously be aware of and develop. Self-hatred is not sexy. And, if you don't love yourself, you probably won't know how to love your partner in and out of bed.

3. Be passionate. Without passion for yourself, your life, your partner and sex, there is no sexy and there is certainty is no great sex. Without passion you cannot have a great attitude. Doing what you enjoy, expressing your enjoyment and not being afraid to let your partner know what you enjoy are a great start for becoming more passionate.

Confidence

Confidence is the belief in your ability to succeed, to be the best you can be. This belief about yourself will affect every aspect of your life, including your sex life.

Being happy with yourself and comfortable in your body will dramatically influence how sexy you are. Who is sexier a person who believes in themselves or someone who is insecure?

Let's not make the mistake of confusing confidence with arrogance or conceit because arrogance and conceit come from a place of self-doubt and insecurity. True confidence comes from a place of self-love.

Being sexier is just one benefit of confidence. Being confident will also help you communicate more with your partner. Good communication about sex, both in and out of bed, will have a positive impact on your sex life.

You can develop the confidence to be sexier by:

1. Seeing yourself as the best you can be - what you look like, how you feel, what you say to yourself and others, how happy you are, what you contribute to the world, how much love you have in your life. How you see yourself is what you will move toward. And it's all about where you are going, not where you have been. How sexy is that? Very!

2. Expecting success and happiness. Expect the best in yourself, in your relationships, your career and your life in general. This includes your sex life. Expect it to be great, put the energy into making it great and it will be great.

3. Celebrating all wins - no matter how small. Honoring yourself for everything you do. Even when what you do does not turn out all that great, you can look for the lesson and celebrate how it is a win by getting you closer to your best self. And your best self is certainly your sexier self.

Attitude and confidence start from a positive and empowering belief system. If we have any disempowering beliefs, it's time to consciously change them.

In my books, I dedicate a significant focus toward changing beliefs and I'll give you a brief exercise here on how to change a negative disempowering belief to an empowering one.

1. Think of a negative belief you have about yourself, life or sex.

2. What is this belief costing you right now? What are you missing out on? How much pain do it create in your life by believing this?

3. What would your life be like over the next five years if you did not change this belief?

4. Change this belief to one that will empower and enhance your life.

Here's an example:

1. What if you had the belief, "I am not comfortable with my sex partner because I hate my body"?

2. This belief is costing you joy, happiness, love and fun. You are not only missing out on having a wonderful sex life, but this belief will negatively affect your health and your relationship with your partner. You create pain and stress on a day-to-day basis because you are not happy with yourself. This is not healthy - physically, mentally or emotionally.

3. Over the next five years this belief causes you to become more and more miserable. Your relationships, your health and your life have suffered because of this belief.

4. A more empowering new belief is "I am taking care of my body and see it becoming the body I love. My body makes me feel great and sexy and totally comfortable with my partner."

With this new belief your life changes. You create the body you want, you expect to be sexy and you become sexy. Everything in your life improves and continues to improve over the next 5 years.

Energy

A healthy mind coupled with a healthy body equals unstoppable energy. Can you have great sex if you are unhealthy, in pain and/or lethargic? I don't think so. At least not consistently. Energy is a last layer in getting and maintaining great sex.

Your body creates energy through food and exercise. Exercise gives you energy because it delivers oxygen and nutrients to your cells.

Recent studies have shown that exercise also improves: · Muscle tone and bone health · Cardio vascular health · Mental acuity · Mood

The evidence for the positive effects of exercise is overwhelming and absolutely important as a foundation for having great sex.

But the most important thing about exercising is doing it. And you won't do it until you love to do it. Make exercise fun. If you find a variety of ways to stay active doing the things that you enjoy, such as hiking, dancing, or gardening, you'll keep up the activities that form the basis for your exercise program.

Also, it is important to remember that you don't have to go to a gym or even leave your home to get in great shape. Movement is the most important thing - just keep active. There are effective exercises you can do at home or on the road to create and maintain extraordinary energy throughout your busy day.

The second way to create energy is through what you eat. (Finally, it's about food.) Eating mostly enhancing foods (raw and fresh organic fruits and veggies) will give you the nutrients to build energy in your body.

You may be able to create energy in the short term while ignoring your body's nutritional needs, but it will be much harder and won't last long. Certainly not a good plan when your goal is to have great sex.

Eating enhancing food has so many benefits. It helps you:

1. Get and maintain a healthy weight without excess fat. Eating this way naturally lowers appetite. Your body creates appetite when it needs nutrients to create energy. When you eat foods that do not supply easily usable nutrients, your body will continue to create appetite until it is gets the nutrients it needs. Eating only compromising foods is one reason why most people are fat and obese and so undernourished. Getting fit helps you feel and look sexy.

2. Keep your body healthier. The majority of disease is caused by life style induced toxicity - mostly through the way we eat. A report released on March 16, 2007 from the Center for Disease Control (CDC) on not eating enough fruits and veggies states: "A diet high in fruits and vegetables is associated with decreased risk for chronic diseases." It continues about weight management. "In addition, because fruits and vegetables have low energy density (i.e., few calories relative to volume), eating them as part of a reduced-calorie diet can be beneficial for weight management." A healthy body is a sexier body.

3. Increase your natural energy level by providing more easily digestible, and easily usable nutrients to your body. Enhancing raw fruits and vegetables are the fuel for a great sex drive

Notice that I'm talking about enhancing raw food and not raw food. Why? Just because food is raw does not mean it is healthy!

Enhancing foods are easy to digest and high nutritional value. They get in, give you the nutrients you need and get out without a lot of fuss.

Foods that are considered part of a raw diet also include: nuts, seeds, dehydrated foods, badly combined foods (nuts and/or seeds mixed with fruits and/or veggies). These foods and combinations of foods don't provide nutrition in as easily digestible forms as enhancing raw foods.

Eating a mish-mash of food combinations, even if they are raw, will give you indigestion, create toxicity in your body and gas, and you will not assimilate the necessary nutrients from your food. Flatulence is not healthy, nor sexy!

With raw enhancing foods, the ideal is to eat only one food at a time. More common practice, however, is to combine like fruits or have simple green salad with one or two additions. My co-author and I refer to this focus on enhancing foods and food combinations as Mainstream Raw. Mainstream Raw is also the title of our new book coming out in October of this year.

Mainstream Raw focuses on the foods that are easiest to digest and have the greatest nutrient value: raw fruits and vegetables. In Mainstream Raw, these are considered enhancing foods. The Mainstream Raw approach creates a framework to incorporate more of these enhancing foods into our life style, and to make it easier to be enhancing raw anywhere, anytime.

While Vegan, Vegetarian and Raw food diets have been promoting fresh fruits and vegetables for a long time, there's a difference with Mainstream Raw.

Most diets are focused on exclusions. What you can't eat. Whether vegetarian, vegan, or raw, after the exclusions there are still plenty of compromising foods. You can easily become unhealthy on any of these diets - some faster than others.

Mainstream Raw is not a diet. The objective is to add enhancing fruits and vegetables in their most beneficial form: fresh, organic and raw. The focus is on additions. It's about what you should eat more of.

However, that does not mean that there are no compromises. That's why diets are dead-ends. No one likes to feel restricted or guilty about what they eat. In Mainstream Raw you choose your own compromises. The experience of most people who try this is that without restrictions they naturally begin to increase their enhancing foods intake, and as a result reduce the amounts of compromising foods they eat. More enhancing foods means more nutrients, less hunger, less eating and natural weight loss. More energy for better sex, and a body that makes you feel sexier.

Perhaps, it's more than a definite maybe then. I believe that following these tips and incorporating the benefits of Mainstream Raw within the ACE (attitude, confidence, energy) framework will get you to being sexier, having a great sex life and a great life overall. And I think we might agree that it is certainly worth trying for, isn't it?

Ten Top Summer Reads

Every summer I slow down long enough to read not one but a dozen books. It's never planned, but it always happens. I suppose it's because there is nothing more relaxing than sitting outside on a warm summer morning, listening to the birds chirp, and allowing my mind to escape to far off places. Usually, I pick "clean" novels, devotionals, and short stories. But this year, I've mixed it up a bit and was pleasantly surprised by topics I chose.

If you're summer is moving along at a slow pace, or if you've found yourself needing to break away from the daily rituals of life--so you can de-stress and relax, then I encourage you to check out the following books.

Book One Google Analytics by Mary E. Tyler and Jerri L. Ledford I am ashamed to admit that I received this book several months ago, for review, and just hadn't found the time to sit down and read it. And I say ashamed because it's a very good book and would be an asset to any home business library. Normally, books written to discuss website statistics, search engines, and the like are written with so much "industry talk" that the average business person is left feeling like his head is going to explode! But that's not the case with Google Analytics. Mary and Jerri do a great job of breaking down an otherwise complicated topic and making it so easy to understand that any home business owner can instantly begin to improve their overall web stats.

In Google Analytics, the authors take the time to explain how Google Analytics compares to other website statistic programs, how to use Google Analytics, how to integrate Google Analytics with Google Adwords, and most importantly how to use Google Analytics to turn a profit.

Book Two Generation Next Parenting by Tricia Goyer I interviewed Tricia back in 2006--prior to the book being released (http://thedabblingmum.blogspot.com/2006/08/interview-next-generation-parent.html) and had such a wonderful conversation that I couldn't wait to read the book. Then it arrived and I must say it was everything I expected it to be. Tricia writes in a conversational style. She doesn't dictate, she doesn't condemn, and she doesn't ridicule. Instead, she lovingly reminds her readers that no parent is perfect and it is because of her imperfections that she's able to write a book that will not only help the next generation, but heal her readers as well.

In the beginning, Tricia says, "I've prayed through the years and sometimes I'm surprised by what God brings to mind. I've discovered every time I open my heart to God's perusal, there's always something He wants to work on, to clean up." I love this quote because it's practically the same words my best friend and I have muttered over the last eight years, as we've dealt with some pretty painful memories from the past--in hopes to be better spouses, Christians, friends, and parents. And it's a quote that truly demonstrates her heart and the message of the book--we as parents are imperfect creatures but that's not to say that we are bad parents; a little confused maybe, but definitely not bad parents. And it's Tricia's job, as the author of Generation Next Parenting, to help us understand our role as parents--in today's society.

Book Three A Quarter After Tuesday by Jo Kadlecek Let me just say that I could not put this book down--I read it in two sittings! Jo does a fantastic job of bringing you into the story. And while this is the second book in The Lightfoot Trilogy, it can definitely be read and enjoyed without having to read the first book, A Mile Past Sunday.

In A Quarter After Tuesday, Jonna Lightfoot MacLaughlin is a reporter for the New Orleans Banner and her job is to write about all things religious--including religions that do not align with her faith. Wanting desperately to write about more than what church is holding what event where, she stumbles upon a devious plan to close down a multi-cultural, multi-religious senior center--all thanks to a very strange voodoo woman. But her path is blocked by romance--romance designed to deter her from the true story. Will she fall head first in love and forget all about her story, or will she let go of her dreams of finding the perfect man to save the home of several elderly residents--residents she's grown very fond of? I'm not telling! You'll have to pick up a copy for yourself.

And if that isn't a good enough reason to pick up a copy of this book, think on this: "All royalties from the sales of A Quarter After Tuesday will be donated to ministries and charities designed to help get New Orleans back on its feet."

Book Four Uprooted by Michelle Van Loon How many times had I tired of reading the same parables of Jesus--always so mushy and out of touch with reality--wishing that someone would come along and liven it up a bit. I just wanted someone to share the parables in such a way that they related to today's world--to our society. And then along came Michelle and her wonderful Parable series and I just knew I had to get my hands on a copy of her book.

Each section starts with the parable, directly out of the Bible. It's then followed by a modern-day fiction-based story designed to solidify the parable and make it easier to understand. And if that's not enough to help explain the meaning behind the parable, Michelle includes a real life that further brings home the point of the parable. And finally, she ties the section up with scripture and prayer prompts as well as a question and answer section designed to get you, the reader to think more about what you've read and how it pertains to your life.

I really loved this book for the clarity it provided. And while my first intent was to give it away to a reader of this blog, I decided to be a little selfish and keep the book in the family--hopefully to be read to my future grandchildren and great-grandchildren. So if you want a copy, you'll have to buy one.

Book Five One Step Over The Border by Stephen Bly I honestly don't think I'll ever get enough of Bly's books. He has such a way with modern-day westerns that I long to find a ranch of my own. In One Step Over The Border, a young cowboy falls in love with a young girl named Juanita. But when she leaves--never to be seen again--he sets out on a life long mission to find her. But his search has led him down a lonely road of one night stands and mischief--heck, it nearly gets his new roping partner killed! Yet, he can't give up--not after spending twenty years of his life trying to find her. But then life has a way of changing things and when it's least expected miracles happen. What was this cowboy's miracle? I'm not telling. But I will tell you this, you'll have a few happy tears!

Book Six Building the Christian Family You Never Had by Mary DeMuth Let me start by saying that this is a phenomenal book and well worth the investment. But with that statement, I must also tell you that it's very heavy reading. It's not something you can skim through lightly, pick up a few great insights and move on with your life. Mary's book will cause you to deeply reflect where your life has been and where it's headed. She will cause you to rethink many things about your life--including how people treat you, how the negatively influence your children, how you can avoid people who have nothing more to do with their lives but bring you down, and how you can have relationships with overly critical people without "endorsing their behaviors". And she will help you see where God has been in all that mess--even when you thought He wasn't there.

The sub-title of this book is, "A Practical Guide For Pioneer Parents" and it's so fitting. While we may not be pioneers of the past, moving by wagon trail to start a new life in a foreign land, many of us are in essence, pioneers. We are parents trying desperately to carve out a better life for our children--a life free of violence, a life free of always feeling like a failure, a life free of childhood molestation, bullies, and so forth. So if you are ready to turn your life around or if you simply want to let go of the past, pick up a copy of Building the Christian Family You Never Had and let Mary's word minister to you.

Book Seven Renovating Becky Miller by Sharon Hinck Renovating Becky Miller is the second book in the series so you might want to pick up a copy of The Secret Life of Beck Miller (read review: http://thedabblingmum.com/reviews/bookspleasure/beckysecret.htm) to get caught up. That being said, Hinck once again delivers a book worth reading. My husband's always telling me, "An old farmhouse requires a lot of TLC, sweat equity, and hard earned dollars" and nothing brings that statement home more than Renovating Becky Miller. In Renovating Becky Miller, you'll discover why remodeling always costs more than you estimated, why you should always hire a plumber (and quite possibly an electrician) instead of trying to do it yourself, and why sometimes scenes in movies really need to stay in the movies.

Book Eight Confident Parenting by Jim Burns In Confident Parenting, Jim helps parents understand the importance of setting goals, making plans, and being consistent. Throughout the book Jim reinforces three things: affection, warmth, and encouragement. In other words, he helps parents:

* learn to "not react to the moods of their children or spouses", * stay consistent when it comes to disciplining--even when the easy way out seems so much better, * understand why they must build relationships with their children and not just dictate a bunch of rules, * understand the benefits of choosing which battles to win and which battles to let their children win, and * learn to celebrate both the small and large milestones in their children's lives.

There's even a section to help parents heal the brokenness in their own lives. I especially like this section because as much as we'd like to do what's right by our children, until we understand why we do what we do (and a lot of it is based on past hurts) we cannot move forward or build happy, healthy relationships.

Book Nine The Yada Yada Prayer Group Gets Rolling by Neta Jackson Let me say that without reading the first book, you may likely find yourself lost with this book--I know I did! That being said, The Yada Yada Prayer Group Gets Rolling is a great book about friendship and prayer. We all need friends who can get up in our faces and tell us the truth--regardless of how painful it may be, as long as it's done with love and compassion. We all need friends who can push us to be the best we were meant to be--regardless of how difficult that road may be. We all need friends who will stick by us no matter what the circumstances and no matter how crazy or busy their lives get. And we need friends who can remind us of what it means to have a loving, caring, almighty God right there fighting with us every step of the way. And that's what you get when you read The Yada Yada Prayer Group Gets Rolling.

In fact, it's my understanding that because of this series, many women are seeking deeper, stronger friendships built on love, commitment, and prayer. If you're ready to move forward in your prayer life but don't have a prayer partner. If you've longed for unconditional love, but have yet to find it in a girl friend, then I encourage you to pick up the series, The Yada Yada Prayer Group, call up a few of your girl friends and start a book reading club with this book. When you're done with the series, you may very well be on your way to the prayer group and friendships of your dreams.

Book Ten No More Jellyfish, Chicken, or Wimps by Paul Coughlin Paul Coughlin believes our children should not be raised to be timid, over-protected children who cannot think or do for themselves--who are nothing more than doormats. In fact, he believes we should be raising assertive and confident children who can be tough and gentle, who can stand up for themselves and still be loving, kind, and compassionate.

It's Paul's belief that as we shelter our children in an envelope of overprotection, we prevent them from creating healthy boundaries, from being able to do things on their own, and from thinking for themselves. He also goes into great depth about how we, as parents, need to change our ways in order to help our children grow into healthy, happy, well-adjust, confident, courageous adults who love life, love themselves, and respects the world around them. And there's advice on dealing with bullies, or protecting our children from predators, understanding the fine line between overprotection and protection, and helping children grow into their own skin.
